Costa Rica's court auctions, mapped

We turn the Boletín Judicial into a daily map of property auctions, check each one for legal risk, and help you bid.

458 active court auctions on SUBAXA's map in October 2026, across all seven provinces.

What a court auction is

A judicial auction, or remate, is a public sale a Costa Rican court orders, usually to settle a debt secured by the property.

Each one is announced in the Boletín Judicial, the official gazette, as a dense legal notice. SUBAXA reads those notices for you and turns them into listings you can compare: the property, where it is, the date, the opening bid and what could go wrong.

Before you bid, check four things

  • The noticeCase number, auction date, court and opening bid.
  • The propertyWhere it is, its registry status, liens and any published conditions.
  • The case todayAn auction can change, be stayed or be cancelled before its date.
  • Your ceilingA maximum bid that already counts procedures, taxes, repairs and risk.

All seven provinces. San José, Alajuela, Cartago, Heredia, Guanacaste, Puntarenas and Limón.

SUBAXA supports your research. It does not replace reviewing the court file, or legal and financial advice for your situation.

Where the auctions are

Each marker counts the auctions in and around a town, set on the ground it stands on. Pick a province to see what is open there.

A lawyer reads the court file to confirm the auction is valid and has not been stayed or suspended.

  4. Bid with a plan With you

You go into the auction with a maximum bid, a strategy and legal representation. After you win, we handle the transfer of the deed.

Where can I find judicial property auctions in Costa Rica?

They are published as legal notices in the Boletín Judicial, Costa Rica's official court gazette. SUBAXA collects every property auction from it and puts them on one searchable map. A free account lets you browse them by province, town and property type.

What should I check before bidding?

The notice and its case number and status, which property it is and its registry status, any published liens, whether someone lives there, the opening bid, and the costs on top. Always confirm the current details with the court and with professionals you trust.
